How to Choose a Plastering Contractor: 8-Point Checklist for South India

๐Ÿ“… March 2026 โฑ 5 min read โœ Kanish Plasters Team

Plastering is one of those construction decisions that is invisible when done right and very visible when done wrong. Cracks, uneven surfaces, peeling paint, damp patches โ€” these are the symptoms of poor plastering, and they typically appear months after the work is done and paid for.

Here is a practical checklist to help you choose a reliable plastering contractor for your home or project in South India.

The 8-Point Contractor Checklist

1. โœ… Are applicators manufacturer-certified?

Gypsum plaster manufacturers like Saint-Gobain (Gyproc) and USG Boral run applicator training and certification programmes. Certified applicators know the correct mixing ratios, surface preparation, and application techniques specific to those products.

Ask any contractor: "Are your applicators Gyproc-certified?" A professional contractor will provide certificates readily. If they cannot, their applicators may be self-trained with no quality standard to reference.

2. โœ… Do they supply material or ask you to buy it?

Supply-and-apply means the contractor provides both material and labour. This is the preferred arrangement because:

  • The contractor owns quality end-to-end โ€” no blaming the material if something goes wrong
  • You get a single fixed price, not a variable one where material costs can escalate
  • Material is stored and handled correctly on site

3. โœ… Do they visit the site before quoting?

Accurate plastering quotes require site measurement. A contractor who quotes remotely based on your floor area is guessing. Floor area and wall area are different โ€” wall area depends on ceiling height, number of rooms, partition walls, and door/window openings. Expect a 20โ€“40% variance between a floor-area estimate and a measured wall-area quote.

4. โœ… Can they provide local references?

Ask for 2โ€“3 completed projects in your city or district that you can contact. A credible contractor will not hesitate. Ask the references specifically: "Were there any cracks or finish issues in the first year? How did the contractor respond?"

5. โœ… Is the quote itemised?

A professional quote should show: area measured (sq.ft), rate per sq.ft, scope of work (surface preparation included?), material brand, application thickness, and total amount. A lump-sum quote with no breakdown is a warning sign โ€” it is impossible to verify whether the scope was completed or the material was applied at specified thickness.

6. โœ… Do they offer a written warranty?

A 1-year workmanship warranty is standard in the industry for professional contractors. This covers defects in application โ€” cracking, delamination, or surface failure that occurs under normal conditions. Get this in writing before work begins, not as a verbal promise after.

7. โœ… Do they have a quality management system?

For larger projects (apartments, commercial buildings, institutions), ask if the contractor follows a documented QMS. ISO 9001 certification means the contractor has documented processes, inspection checklists, and defect protocols โ€” not just a promise to do good work.

8. โœ… Are they transparent about timeline and payment terms?

A reliable contractor will give you a start date, a completion date, and milestone-based payment terms. Avoid contractors who ask for full payment upfront or who cannot commit to a completion date.

4 Red Flags to Watch Out For

  • Rate far below market: Supply + apply gypsum plastering below โ‚น28/sq.ft in South India almost certainly means thin application, substandard material, or both.
  • No site visit: If they will not visit before quoting, they are not serious.
  • Pressure to decide immediately: "I have another project starting Monday, so I need your answer today" โ€” this is a sales tactic, not a professional approach.
  • No invoice / cash only: No paper trail means no recourse. Always insist on a GST invoice.

Questions to Ask Before Signing

  1. What brand and grade of gypsum plaster will you use?
  2. What will the application thickness be (wall vs ceiling)?
  3. Is surface preparation included? What does that involve for my walls?
  4. How many coats are included in the price?
  5. What is the defect liability period and how is it enforced?
  6. Who is the site supervisor responsible for quality control?
