Project Overview

Amirtham Apartments is a G+4 residential development located in Tirupur, Tamil Nadu. The project consists of multiple units across two blocks, built with AAC block masonry on an RCC frame. The developer appointed Kanish Plasters as the gypsum plastering contractor following a competitive quote process.

This was a schedule-sensitive project — the developer had committed apartment handover dates to buyers and the plastering phase sat on the critical path between structure completion and interior fit-out.

The Challenge

The developer had previously used a local plastering contractor on an earlier phase who had used cement plaster. The 28-day curing cycle had caused a 3-week delay to the interior fit-out programme and the putty coat had added further time and cost. On this phase, they needed a faster, cleaner solution — without compromising finish quality.

The specific requirements were:

  • All AAC block surfaces to receive bonding agent 24 hours in advance — correctly applied and inspected
  • All RCC–AAC junctions to receive alkali-resistant mesh to prevent junction cracking
  • Completion of all plastering within a tight window to allow interior fit-out teams to mobilise
  • Written handover checklist to be provided to the developer at completion

Our Approach

Before mobilisation, our site supervisor conducted a full walk-through to identify surface conditions, AAC–RCC junction locations, and any existing repairs or service penetrations that needed addressing first.

A detailed work programme was prepared — specifying which floor and which block would be worked each day, bonding agent application days, and the sequence to allow plastering teams and bonding agent teams to work in parallel without conflict.

We deployed a two-team configuration: one team on bonding agent application always working one day ahead of the plastering teams. This eliminated wait time and maintained continuous progress.

All material was Gyproc-certified and batch numbers were recorded in the project quality log. Thickness was verified by our site supervisor at the screed-setting stage on each surface before main application.

Outcomes

14 days
Completed vs 18 days planned — 4 days ahead of schedule
48 hrs
After completion, walls were paint-ready — interior teams mobilised immediately
Zero
Defect callbacks in the 12 months since handover
₹18/sq.ft
Saving vs cement + curing + putty route (developer's own estimate)

Developer Feedback

We had a bad experience with cement plastering on the previous phase — the curing delays cost us three weeks on handover. Kanish Plasters came in, worked to a proper plan, and handed over four days early. The finish quality is the best we've seen on any of our projects. We've already signed them for our next development in Tirupur.

Key Takeaways for Builders

  • Gypsum vs cement is not just a cost comparison — the schedule saving is often worth more than the material saving, particularly for developments with committed buyer handover dates
  • AAC block preparation is non-negotiable — bonding agent applied correctly 24 hours in advance is what prevents the delamination failures that give gypsum plastering a bad name
  • A work programme before mobilisation means no days lost to coordination issues between trades
  • ISO 9001 quality processes deliver consistent results regardless of which specific applicators are on site that day
